Metal Roof Maintenance and Cleaning
The first and most important step for metal roof maintenance is to keep it clean. Cleaning will help to reduce the build up of algae, mildew and mold, and will go a long way towards ensuring that the roof remains in the best possible condition.
Step by Step Roof Cleaning:
• First of all you need to assess the roof’s condition. An older roof that is worn and damaged will need to be cleaned much more thoroughly and more carefully than a newer roof.
• Make sure that it is safe to work on your roof. Ascertain beforehand that you can reach all the places on the roof where it will be necessary to go. If you feel it is required, wear a harness or some kind of safety rope
• Use a wire brush to scratch away any corrosion, rust or excess paintwork before you start cleaning. For harder objects, you can use a putty knife, but be careful not to scratch the paintwork where there is no excess paint as this could damage the roof sheets.
• Use a TriSodium Phosphate solution (TSP) and mix it with water, approximately half a cup to one gallon of solution. Bring the solution up to the roof in a large size bucket and apply it to any dirty areas, especially where there is mildew or mold. Then you neeed to take a soft brush and scrub the area until it’s clean. If the roof is especially dirty it might be a good idea to scrub the whole roof down. After scrubbing the roof, rinse the washed areas with buckets of water, making sure that no TSP residue is left over. Once the roof is dry, you can evaluate its condition again.
• The final step may or may not be required, usually depending on how old and dirty the roof is. If you think it is necessary, use a power washer on the roof. This is the best possible way to clean off the hard to remove, ground in dirt. Begin at the top (ridge) of the roof and work downwards, as this allows for the debris and grime to be washed away as you clean. Try to keep the nozzle of your power washer at the same distance from the roof as you gradually work your way down spraying it. If necessary, add a little detergent to the water, but not too much because you’ll want to avoid suds which can leave a sticky film on the roof.
Finally, rinse the roof down again and allow it to dry. The last step after cleaning is to re-apply a coating of protective metal roof paint.

7. After heavy storms, check the attic for water stains and weak shingles.
8. To avoid clogged drains, clean out your gutters and install gutter guards.
9. Make sure that all gutter joints are properly sealed.
10. If you have asphalt shingles, they should be replaced when the mineral granules along the top surface disappear.
11. When you start to see black felt, call your local professional and get the shingles replaced.

When you start to consider different roof designs, the most obvious thing most people look at is the shape and style of the design. Does it match the shape and style of the house? Will it fit with the general style of the neighborhood? These are both very important considerations, but there are other factors to consider as well. What happens if we ignore roof leaks for some time?
Once a flat roof starts leaking, the inside damages will span from stained ceilings in the best case scenario to thousands of dollars in damages. Falling sheet-rock, electrical system damages, popping hardwoods and destroyed carpets, damaged furniture and home goods; these are only some of the outcomes of those leaks. Patching these leaky roofs may seem like the best solution, and the cheapest way out, but in reality, it usually proves to be the worst solution. Consider the following: the cost of patching the roof + fixing whatever damages the leak caused to the interior. Then, in 3-9 months, depending on the type of roof covering and quality of the patch work (which by the way, no contractor will ever warranty or uphold), your roof starts leaking again - maybe in the same place, maybe in a different one, but the process is irreversible. Patch is only a temporary fix and usually won't last, the roof will keep on leaking, and every time you patch it, you through away your money.
Majority of flat roof systems were not 'designed' with repairs in mind - best you could do to repair a flat roof was to pour some tar on the leaky spot. In fact, tar was pretty much the only feasible option. Unfortunately, after a short period of time you had to fix it again, as tar would dry up, crack and let the water in. New leaks would form elsewhere. So it was a constant repair, until a new leak begins and more money is spent. Such repairs are a perfect example of sunk costs, which cannot be recovered, and the fix lasts only a short period of time. After a series of such repairs, the owner would get sick & tired of it, and get a 'new' roof. Maybe a different type of flat roof, which unfortunately had the same inherited problems as the old one, but carried a different name and was made of different materials. Seems like a very sad situation for somebody with such a roof, doesn't it?

While it might be pretty straight-forward process if you have a small, rectangular house, that is not always the case. Many houses have odd shapes, multiple levels and mixed pitched and flat roofs. Now, if you have a 200' x 100' factory, that task becomes extremely difficult to implement, and I will not even try to guess the costs involved.

Roof Leaks Repair Procedures

Protect the interior: Control the spread of water in the interior by collecting the water in containers or by using plastic sheeting to protect the building contents.
Remove excess water from the roof: Check roof drains and scuppers to be certain that they are open and functional. A frequent cause of roof leakage and roof collapse is excessive ponding on the roof surface due to clogged drains and/or scuppers.
Caution should be exercised when clearing debris from drains. Significant suction forces can be created by draining water, which can suck tools, hands, or arms placed within these vortices quickly into the drain.
Locate the source of a leak: In attempting to determine the source of a leak, locate the point on the roof surface above the area of leakage in the building interior. From this point, first check the condition of rooftop mechanical equipment, then check all flashings at terminations and penetrations. Second, if the system is ballasted remove ballast from the immediate leak area, then check the membrane surface for cuts, splits, or punctures. Finally, check the seams (laps) in the roofing membrane.
