Tips on Sealing Some of the Leakiest Areas


If you notice a draft through an outside wall electrical outlet, it must be sealed. (Some inside wall outlets can also provide leakage paths, so check them as well.) Turn off the power to the outlet by turning off the circuit breaker or removing the fuse. Check to make sure the power is disconnected by turning on a lamp.
You will obtain a better seal if you caulk the gasket before installation. Place child safety plugs in seldom-used outlets. Some foam pads come with a gasket that fits on the safety plug.
If you are installing an electrical outlet during a renovation, get a good seal by placing it in a special plastic box that is available from many hardware or electrical supply stores. Caulk the penetration for the wire, and seal the new air and vapour barrier to the edge of the box.
Planners and roofing companies still face a big challenge in finding an inexpensive, timesaving and durable sealing system for flat roofs on industrial buildings. Particular problems are presented by roofs leaks with complex shapes and a large number of breakthroughs, such as airshafts and pipe supports. Why Consider a Polyurethane Foam Roof Coating Application?

A polyurethane foam roof coating can extend the life of your roof by 10 years or more.Sprayed Polyurethane Foam deteriorates quickly when exposed to the sun's UV-rays. It needs to be coated with a UV protective coating immediately after installation. Elastomeric roof coatings are the roofing material of choice for this application.

It is important to remember that traffic on your roof should be kept to a minimum as shingles are brittle, especially in extreme hot or cold temperatures. Instead of walking the roof, use a pair of binoculars to get a closer view of the roof surface.

The first thing that you need to do to make your roof last longer is to clean it periodically. Always remember that the dirt and dust that often accumulates on your copper roofing will accelerate the deterioration of your roof. By removing dirt and dust from your roof, you can prolong the life of your roof. According to experts, you can extend the lifespan of your copper roofing to as much as 30% to 40% if you periodically clean it.

Here are some general tips to make sure your roof is in good shape and warning signs to know when it is time to replace them:

1. Inspect your roof in the late fall and early spring (you may need binoculars). Look for loose shingles, or shakes, or, if you have tiles, look for missing or cracked pieces. On shingle roofs, look for curling, fraying and tears at the edges. Don't forget to check the flashings around chimneys, vents, skylights, and other roof penetrations. They should be tight and in good condition. Also check the condition of the fascia boards near the joints of all eaves metal for signs of leakage or rot. If you see any of these signs of wear, call a professional contractor for a more thorough inspection.

To prevent shingle damage it is recommend using a pressure washing contractor that specializes in this type of removal.
6. Clear off all debris (leaves, branches, etc.) from your roof.
7. After heavy storms, check the attic for water stains and weak shingles.
8. To avoid clogged drains, clean out your gutters and install gutter guards.
9. Make sure that all gutter joints are properly sealed.
10. If you have asphalt shingles, they should be replaced when the mineral granules along the top surface disappear.
11. When you start to see black felt, call your local professional and get the shingles replaced.
12. Check for holes in your gutters. If you install an antenna on your roof, make sure to seal any holes you may have made.

What happens if we ignore roof leaks for some time?

Once a flat roof starts leaking, the inside damages will span from stained ceilings in the best case scenario to thousands of dollars in damages. Falling sheet-rock, electrical system damages, popping hardwoods and destroyed carpets, damaged furniture and home goods; these are only some of the outcomes of those leaks. Patching these leaky roofs may seem like the best solution, and the cheapest way out, but in reality, it usually proves to be the worst solution. Consider the following: the cost of patching the roof + fixing whatever damages the leak caused to the interior. Then, in 3-9 months, depending on the type of roof covering and quality of the patch work (which by the way, no contractor will ever warranty or uphold), your roof starts leaking again - maybe in the same place, maybe in a different one, but the process is irreversible. Patch is only a temporary fix and usually won't last, the roof will keep on leaking, and every time you patch it, you through away your money.

Majority of flat roof systems were not 'designed' with repairs in mind - best you could do to repair a flat roof was to pour some tar on the leaky spot. In fact, tar was pretty much the only feasible option. Unfortunately, after a short period of time you had to fix it again, as tar would dry up, crack and let the water in. New leaks would form elsewhere. So it was a constant repair, until a new leak begins and more money is spent. Such repairs are a perfect example of sunk costs, which cannot be recovered, and the fix lasts only a short period of time. After a series of such repairs, the owner would get sick & tired of it, and get a 'new' roof. Maybe a different type of flat roof, which unfortunately had the same inherited problems as the old one, but carried a different name and was made of different materials. Seems like a very sad situation for somebody with such a roof, doesn't it?

Many people are faced with a choice to either continue this cycle for the lack of other options, or to build a pitched frame roof with asphalt shingles on top of their flat roof and be done with it. However there are two problems involved here. First one - such an 'upgrade' is very costly and you would still have to re-shingle your roof every 12 to 15 years. The second one is more complex. While it might be pretty straight-forward process if you have a small, rectangular house, that is not always the case. Many houses have odd shapes, multiple levels and mixed pitched and flat roofs. Now, if you have a 200' x 100' factory, that task becomes extremely difficult to implement, and I will not even try to guess the costs involved.

Leaking Roof

As the sky turns black, you suddenly have a sinking feeling in your stomach, the roof repair hasn’t been done yet and now it’s going to rain cats and dogs. You’ve been putting it off for weeks and now, it’s too late. All you can do now is sit and cross your fingers.
In most instances, a storm or weather event causes roof leaks and roof damage. However, there are some roofs that are just old and may need to be replaced entirely. And many times when the roof is in need of repair, so is more of the home. Therefore, you may need a building inspection. Because most roofing companies do not specialize in mold and mildew damage, electrical wiring problems, and drywall issues; all associated with roof damage; your best bet is to hire an outside building inspector.
Most roof leaks are caused by improper installations and defective flashings. Roof leaks can occur at just about any part of your roof, especially near the chimney, step, apron, pipes, and points at which two roofs meet. Roof leaks can also occur when your roof shingles are installed improperly or when gutters don’t drain well.

If a leak is recognized, clear the area of any home belongings, for instance electronic equipment furniture, etc. Place a bucket to collect the water for the time being. Once you can clearly see where the water is dripping from the ceiling, take a ladder and look at the roof in that area. You might easily see a part of the roof that has a broken shingle; you might also see debris, loose flashings, etc.
Once you solve the cause of the leak, you will be able to figure out the proper way to fix it. If you are not handy, then your best bet is to forgo fixing the roof yourself and contact a professional. It should be noted that you shouldn't try to fix your roof in a thunderstorm due to the threat of being struck by lighting or being pushed off the roof by a strong gust of wind.
Metal Flashing Roof Repair
Metal flashings are another common item that can cause a roof leak. Metal flashings are used around plumbing pipes, flue pipes, attic vents, skylights, etc. Flashings can come loose from time to time, so a good way to prevent a roof leak is to check them seasonally and tighten any flashings that have loosened. Every flashing should have a proper tight and continuous seal otherwise it can be the cause of a roof leak.
Metal flashings can be fixed simply with roofing tar, silicone or rubber sealants. Before applying these items, make sure that the area is dry and clean. Any flashing that is cracked, broken or dented should be replaced even if it has not developed a leak yet.
When replacing damaged metal flashing keep in mind that the flashing should always be placed over the shingle or shake. Once again, if the problem that is causing a leak is difficult to reach or too difficult a job for a novice.
Leaks can also come from the ceiling, but be caused by plumbing pipes or a leaky window in the attic. Before jumping to conclusions regarding the source of the leak, do a detailed search to figure out where the water is coming from.
Once you're done repairing the roof, you may have to replace parts of your interior that may have been damaged by water. In certain cases, new ceiling paint can hide damage, however if the ceiling tiles, walls or other items have been damaged with water significantly, it is extremely prudent to replace the damaged area due to the possibility of mold and mildew growth.
By stopping and fixing a leak early on, you can prevent much more damage and save lots of money in the process.
